Second mortgages can be obtained regardless of whether you have bad credit, good credit, or no credit. They can be obtained with a past bankruptcy, consumer proposal, tax arrears, etc. Qualifications are typically based on the amount of equity you have in your home (the difference between what you owe on the home and the home’s current market value), as well as the home’s location and overall condition. If you own at least 20% of the equity in your home, you will likely be approved for a second mortgage. All Ontario Mortgage staff have access to a variety of lenders and can help access your current financial situation, thus providing you options for second mortgage financing if required.
